- ✅ Records exist for an address → it’s a real, recognized property. That’s reassuring, but not proof a listing is legitimate — scammers reuse real addresses.
- ⚠️ Open violations or liens are facts to verify with the landlord and the county, not proof of anything about a person.
- ❓ No records found can simply mean the address is in the City of Miami, Miami Beach, or Hialeah (separate systems), is brand-new, or was typed differently — it is not evidence of a scam.
