About this site

Sunshine Property Records makes South Florida’s public property records easier to read. Look up an address to see its code-violation history, building permits, and a transparent compliance score — or use the live rental-scam checker before you pay a deposit. It’s free.

Why it exists

Governments already publish this information as open data, but it is spread across systems and hard to read. We compile it, add plain-language analysis, and never present a raw data dump. Three real pressures motivate it: a condo special-assessment crisis, a volatile housing market, and a wave of fake rental listings on social media.

What’s here today

  • 5,000 generated property-record pages across 2 region(s) (this preview), scaling to all 94,124 addresses on record.
  • A live Rental-Scam Checker that cross-references official county records in real time.
  • A transparent Compliance Record Score on every page.

Coming next

  • Condo special-assessment / SIRS risk flags for 3+-story buildings.
  • Neighborhood report pages (violation density & permit trends).
  • Expansion to more South Florida cities and counties.

Independence

This is an independent project. It is not affiliated with, endorsed by, or operated by any government agency. It does not sell leads. All data comes from official open-data feeds.

Public records, provided as-is. This information is compiled from official government open-data feeds and may be incomplete, delayed, or contain errors. It describes a property’s code-enforcement and permit record — it is not a statement about any person, the current condition of a building, or its safety, and it must never be read as an accusation of wrongdoing. Always verify directly with the relevant city or county before relying on it. Coverage is limited to the jurisdictions listed on this site.
