Welcome to Sunshine Property Records (the “Site”). By using the Site you agree to these Terms. If you do not agree, please do not use the Site.

1. What the Site is

The Site is a free, informational tool that compiles publicly available government records (such as code-enforcement cases and building permits) and presents them with original analysis, including a derived “Compliance Record Score.” It is provided for general information only and is not legal, financial, real-estate, or professional advice.

2. Not a consumer report (FCRA)

Sunshine Property Records is not a consumer reporting agency, and the information on the Site is not a “consumer report” as defined by the federal Fair Credit Reporting Act (15 U.S.C. § 1681 et seq.). You agree that you will not use the Site or any information on it, in whole or in part, to make decisions about a person’s eligibility for tenancy, employment, credit, insurance, or for any other purpose covered by the FCRA or any comparable law.

3. Public records, “as-is”

The information is compiled from official open-data sources and is provided “as-is,” without warranty of any kind. It may be incomplete, out of date, mis-matched to the wrong address, or contain errors in the source data. We do not guarantee accuracy, completeness, or timeliness. Always verify directly with the relevant city or county before relying on anything here.

4. No accusation of wrongdoing

The Site reports facts found in public records and clearly-labeled risk signals. Nothing on the Site is intended as, and nothing should be read as, an accusation that any person has engaged in wrongdoing, fraud, or any crime.

5. Acceptable use

You agree not to: use the Site for any FCRA-covered purpose; use the data to harass, stalk, or intimidate any person; scrape, bulk-download, or resell the content; or use the Site in violation of any law or the terms of the underlying data sources.

6. Disclaimer & limitation of liability

To the fullest extent permitted by law, Sunshine Property Records, its operator, and its suppliers disclaim all warranties (express or implied, including merchantability, fitness for a particular purpose, and non-infringement) and shall not be liable for any direct, indirect, incidental, consequential, or punitive damages arising from your use of, or reliance on, the Site — even if advised of the possibility of such damages. Where liability cannot be excluded, it is limited to USD $100.

7. Third-party links & advertising

The Site may link to third-party sites and may display advertising. We are not responsible for third-party content, products, or practices.

8. Changes & governing law

We may update these Terms at any time; continued use means you accept the changes. These Terms are governed by the laws of the State of Florida, without regard to conflict-of-laws rules.
